Leaden Hill, Coulsdon Reserved Matters Planning Application Granted

The London Borough of Croydon have today granted the Reserved Matters planning application for our site at the Leaden Hill Industrial Estate in Coulsdon.   The scheme comprises 67 residential apartments and 475 sqm of ground floor commercial space.  Further details can be viewed by clicking here.

Oakwood delivering hundreds of homes in Croydon

The Oakwood Group are doubling their Croydon portfolio after the success of a wave of planning applications.

Over the past decade Oakwood has delivered 235 homes in the borough and have secured planning consent for a similar number in the last 12 months alone.

Oakwood’s work in delivering homes across a range of tenures, including shared ownership homes in conjunction with AmicusHorizon, on a range of challenging sites, won praise from Alison Butler, the cabinet member for homes, regeneration and planning.

“We value good design as a council and look for proper base standards and developers who will engage with local communities,” she said while officially opening 16 new shared ownership flats on the site of an old car park at Station Approach in Coulsdon.

“The council recognises we need homes of every type, from social housing, to shared ownership and homes to buy.

“Improving the economy right across our borough brings a need for sustainable development. New homes bring increased footfall to local businesses and that’s what’s really needed across all our districts.”

Among the Oakwood schemes are:

Milton House: Demolition of former warehouses is now completed to allow work to begin on 81 new homes in partnership with AmicusHorizon

Addiscombe Grove: Work will start later this year on replacing low-quality commercial space with 74 residential units within the Croydon Opportunity Area

Leaden Hill Industrial Estate, Coulsdon: Outline planning permission for 67 residential units and 500 sq m of commercial space. Subject to final approval, work will start later this year.

Purley Downs Road, Sanderstead: Planning permission has been granted for eight detached five-bedroom homes on land currently occupied by a single dilapidated house bordering Purley Downs Golf Club.

Director Matt Arnold said: “It has been an extremely busy year for us, but our team’s hard work has paid off. We have achieved planning for 230 units in the last 12 months in Croydon alone, across four separate sites.”

Planning go-ahead for luxury homes in Sanderstead

The Oakwood Group has been granted planning permission by London Borough of Croydon to build eight luxury homes on a leafy site in Sanderstead.

The five-bedroom detached properties will be built on land currently occupied by a single dilapidated house which borders Purley Downs Golf Club.

Work is set to start on the development in mid-2017, with a completion date of late 2018, and will include the provision of parking and landscaping as well as access from Purley Downs Road.

Oakwood would like to thank the local Sanderstead community and Croydon Council for their support throughout the planning process on the 0.39ha site.

“We are enormously pleased to have secured planning permission and our thanks goes out to the residents of Sanderstead,” said Oakwood Director Matt Arnold.

“The local community have played an integral part in the preparation of the scheme over the course of the last eight months and the success of the application is due, to a large extent, to their continued participation and assistance.”

The Croydon Council planning committee voted eight to one in favour of the application at a meeting on 12th January. Councillor Paul Scott proposed and Councillor Kathy Bee seconded the recommendation from planning officials to grant permission.

Commenting on the planning decision, Mr Dennis King, Chairman of the Sanderstead Residents Association said: “I personally think it is an appropriate development for the site. They are houses, which are needed, and they are more attractive than other developments proposed for our area.”

The development won support from its nearest neighbours at one of the two local consultations. Mr Sirish Patel who lives next to the site at 110 Purley Downs Road, said: “It should make a good development. I have no problem with the appearance of the scheme. I am happy, and I am the one living directly next door.”

The Oakwood Group is celebrating its 30th anniversary in business and, in the last decade, has built 235 homes in the London Borough of Croydon alone.

Croydon’s Deputy Leader praises Station Approach Road development

A new Oakwood development for AmicusHorizon in Coulsdon has won praise from both London Borough of Croydon’s Deputy Leader and local residents’ associations.

Councillor Alison Butler, Croydon’s Deputy Leader and Cabinet Member for Homes, Regeneration and Planning, said the borough needs new homes of every type to tackle its “housing crisis,” when she officially opened 16 new shared ownership flats in Coulsdon. (Wednesday, 14th December).

Commending the joint Oakwood and AmicusHorizon housing association development in Station Approach Road, Councillor Butler said: “We value good design as a council and look for proper base standards and developers who will engage with local communities – and you have ticked all the boxes with this development.”

The stylish one and two bedroom flats, along with 12 new station parking spaces, have been built on the site of an old Network Rail car park by Coulsdon Town Station, which historically had been the target of anti-social behaviour. It’s part of an Oakwood development of 115 homes, including those on the adjacent former Pinewood Garage site.

“We know there is a housing crisis in Croydon and the council recognises that we need homes of every type, from social housing, to shared ownership and homes to buy,” commented Councillor Butler.
“We also know that improving the economy right across our borough brings a need for sustainable development. New homes bring increased footfall to local businesses and that’s what’s really needed across all our districts.”

Oakwood director Matt Arnold told guests at the opening ceremony that Coulsdon town centre shops had suffered with a loss of traffic and footfall when the by-pass opened. He felt it was clear that the town needed “an injection of people” spending money in the shops and reinvigorating the high street.

He also thanked the four local residents’ associations, who were at the opening – East Coulsdon, Old Coulsdon, Coulsdon West, and Hartley & District – for their continued support.
“We are delighted that we have finished this phase of the development, and credit really has to go to the residents’ associations,” said Mr Arnold. “Their continued input and pragmatic approach throughout has been integral to the success of the scheme.

Mr Charles King, chairman of East Coulsdon Residents’ Association, commented that it was a nice development and “well designed.” He thanked Oakwood Managing Director John Fleetwood and Matt Arnold, for working with the associations throughout the planning process.

“I think putting people in the town centre is important,” said Mr King.
“If you looked at Coulsdon 10 years ago we had 22 empty shops – we are down to seven now. It was clear there were to many big houses and nowhere for young people to move into or for older people to downsize. Your developments have addressed that.”

Bunmi Atta, Regional & Commercial Property Director for Amicus Horizon added that the housing association has been working with Oakwood for 10 years delivering affordable homes in Croydon.
She commented: “As a team we are delighted that this development has opened – central to its success has been the partnership between AmicusHorizon and The Oakwood Group.”

Epsom based developers, The Oakwood Group are celebrating their 30th anniversary in business. In the last decade they have built 235 homes in Croydon with another 227 either on site or in progress, subject to planning.

They have recently secured outline planning permission for 67 residential units and 500 square metres of commercial floor space on the Leaden Hill Industrial Estate, immediately behind the Station Approach Road development, which subject to final approval, will start construction later next year.

Leaden Hill Outline Planning Granted

We are extremely pleased to report that Croydon Council have granted outline planning permission for up to 75 new flats and commercial space for our site at the Leaden Hill Industrial Estate, Coulsdon.

We would like to thank everyone who participated through the consultation process over the last fifteen months, particularly the four residents’ associations.

There is still a great deal to do before we can start on site, but our intention is to work through the planning conditions in the coming months, with a view to being on site Q3 2017.

Station Road, Belmont Resolution to Grant

The London Borough of Sutton Development Control Committee last night awarded a resolution to grant planning permission for our site at Station Road, Belmont.  Full planning permission is expected to be issued in November once the associated legal agreement has been executed.

Planning Permission Granted at Addiscombe Grove, Croydon

Planning permission for our site at 28-30 Addiscombe Grove, Croydon has today been granted by Croydon Council.

This innovative development of 74 studios, and one, two and three bedroom flats, plus a small ground floor commercial unit,  will be built over eight to 12 floors.

The scheme, which is a stone’s throw from East Croydon Station, will also feature a 123 square feet indoor community space and children’s play area, which will open out onto a courtyard.  There will also be a spacious roof terrace for use by residents on the eighth floor.
